Overview
Location
The freehold site is located on Foxborough Lane which is on the eastern edge of Crawley, West Oxfordshire. Crawley village is within walking distance of the site and is situated around 2.5 miles north of the market town Witney, where you will find a wide range of shops and local amenities which include Waitrose, COOK and an array of independent restaurants.
The A40 runs to the south of Witney and is located 4k from the site, which provides accessible transport links to Oxford, Cheltenham, the Cotswolds & beyond. Witney Railway Station also provides fast train links to Oxford & London.
Description
The land comprises of two adjoining parcels associated with the former Crawley Inn Public House. Both parcels combined measure approximately 1.4 acres.
Following a fire in 2020 which caused significant damage to the pub roof and internal walls, the pub ceased trading and has been vacant since.
Opposite the pub, there is a large hard standing car park area along with additional grass land which was historically occupied unlawfully by caravans. The land has since been secured until construction works commence.
In January 2024, planning permission was obtained for a scheme of eight dwellings across the site, three conversion dwellings within the former pub and five new build dwellings within the car park land. The new builds will be provided in the form of four semi-detached houses and one larger detached house. The conversion element will be made up of three cluster homes all with private amenity space.
Planning
West Oxfordshire Council- Planning reference: 2/OO539/FUL
Full planning permission has been granted for eight dwellings. Three of the units will be conversion within the existing pub along with five new build homes on the former car park land.
The scheme has been designed to consider local character and use of local building materials as well as sensitive landscaping to ensure that the homes protect the transition from the countryside to the village.
The layout for the car park land consists of four semi-detached properties which front Foxborough Lane as well a larger fifth detached property situated to the north-east of the site which includes a double garage and swimming pool.
The dwellings within the former pub will each have individual private entrances as well as their own private amenity space.
